Renting a home from Elfi

To become a prospective tenant, we need several documents from you. It varies based on whether you are employed, self-employed, or retired.

Income requirement
Elfi requires the tenant(s) to have a certain minimum income. Therefore, we conduct an income assessment. The gross monthly income must be at least 2.5 times the net monthly rent (including service costs). For example: with a net monthly rent of €1,570, you need a gross monthly income of at least €3,925.

Security deposit The security deposit amounts to twice the monthly rent. Elfi offers the option to use the "renting without a security deposit service" through a partner, instead of providing the full security deposit upfront. In this case, you pay an annual fee instead of the larger one-time security deposit. You will receive more information about this when the lease contract is offered to you.


Required documents
Below are the documents we always need before we can offer a lease agreement:

  • A clearly readable color copy of a valid identity card or passport (front & back) according to the guidelines of the Dutch government: https://www.rijksoverheid.nl/o....
  • Extract from the Basic Personal Records Database (available from the municipality where you are registered, not older than 2 months).
  • Divorce settlement agreement if you are divorced (due to additional income or expenses).


If you are employed:

  • Employer's statement (not older than 2 months)
  • Bank statements from the last 3 months showing the deposited salary.
  • Employment history overview via printout (PDF) from "Mijn UWV" (insurance report including employment history and wage details). Select personal details and then verify employment history. On the right-hand side, you can download the insurance report.


If you are a self-employed entrepreneur:

  • Proof of registration with the Chamber of Commerce (not older than 1 month).
  • Accounting reports from the last two years (signed by your accountant or bookkeeper).
  • Copy of the most recent final income tax or corporate tax assessment.

If you are receiving benefits/pension:

  • Copy of the latest annual statements (benefits/AOW/pension). 
  • Copy of the bank statement for the latest deposits. If you have savings, we kindly request a copy of your bank statement for verification. In accordance with the General Data Protection Regulation, we ask you to redact your BSN (Social Security Number) on your personal documents. 


Upon receiving the above documents, we may conduct a creditworthiness assessment.
